How to apply waterproof epoxy floor over concrete

Important: Read all directions thoroughly. For interior use only
including garages, workshops, laundry rooms and basements.
Recommended: Wear gloves, safety glasses and protective
clothing or apron.

SURFACE PREPARATION
Proper surface preparation is critical to product performance.
Always check for moisture in the surface you are coating. To
do this, apply a .6m x.6m (2’x 2’) sheet of clear plastic to 4
areas of the floor. Tape down edges with duct tape and allow
to set overnight (24 hours). If water droplets appear inside the
plastic or if concrete appears wet, moisture is trapped and the
floor should not be painted.
Surface must be structurally sound, thoroughly cleaned, dry
and free from dust, dirt, oils, glossy or loose paint, glue,
surface sealers and other contaminants. You may need an oil
stain remover such as SEAL-KRETE® Oil Stain Remover to lift
stubborn oil stains (follow instructions on the Oil Stain
Remover bottle).

Bare Concrete: Concrete must have cured for a
minimum of 30 days before application. Etch the
surface with Seal-Krete Concrete Etch (included in
this kit) to allow for proper penetration and adhesion.
Mix the entire contents of the Concrete Etch (mild
citric acid) with 7.57 L (2 US gallons) of warm water
until completely dissolved. A plastic watering can is
recommended. NOTE: Do not use muriatic acid. Mix
until dissolved. Dampen floor using a garden hose.
Remove excess water with a squeegee or broom to
avoid puddles. Spread etching solution evenly over a
3mx3m (10’x10’) section of the surface. Let soak in
for 3 minutes then scrub vigorously with a stiff bristled
broom to loosen dust and dirt and to open up pores in
the surface. Keep the entire section wet until it has
been etched and rinsed. Rinse thoroughly before
starting a new section. Use a foam squeegee to
remove the rinse water and dirt contaminants from
the floor. Once the entire surface has been etched,
rinse and squeegee again to remove any etch that
has been tracked on previously etched sections. A
wet/dry vac can also be used to remove excess
water, dirt and contaminants. Do not leave puddles on
the floor. Concrete etch will not discolor driveways or
harm grass or plants if rinsed thoroughly. Test the
clean, dry floor with a finger to check for dust or
powder and repeat rinsing and scrubbing if you detect
either. If not, continue to the next step. Make sure floor is completely dry.

NOTE: If floor is not cleaned and rinsed properly, the coating may not adhere
to the surface.

Etching is especially important for
smooth-troweled concrete surfaces, but is also
recommended for rough finished surfaces.
Previously Sealed Concrete: To determine if your
surface has been sealed, drip a small amount of
water on various areas of the floor. If the water beads,
a sealer is present and paint will not adhere without
removal of sealer. Remove the sealer by grinding the
floor. Note: we don’t guarantee adhesion if applied
over previously painted surfaces.

Previously Painted Concrete: Always test the
adhesion of previous paint by doing the following:
1. Cut an X through the paint down to the concrete.
2. Apply a 101mm (4”) piece of duct tape over the X
and press firmly.
3. After 2-3 minutes, completely remove the tape
with one quick pull.
4. If more than 25% of the paint under the tape is
removed, the paint is not adhering well and
should be removed using a concrete floor
sander, before coating with Epoxy-Seal Pro.
If paint is well-bonded, remove loose or peeling paint
and de-gloss surface by sanding (150-200 grit
sandpaper). Rinse thoroughly and let dry. Sanding or
removing paint containing lead may be hazardous.

Information Center at 1-800-424-LEAD or visit

Surface Cracks: Use a paintable acrylic or urethane
caulk to repair hairline cracks. For other cracks up to
9.5mm (3/8”) wide, use a flexible, acrylic concrete
patch. Let all materials cure fully.

APPLICATION CONDITIONS: Temperature of the air,
substrate and material should be between 10°C (50°F) and
35°C (95°F). Relative humidity should not be above 80%.
Temperatures should not drop below 10°C (50°F) for 24-48
hours after applying the coating.

MIXING INSTRUCTIONS: Mix Part A for 2 minutes at low
speed using a jiffy mixing blade. Then add all of Part B to
Part A. If more than one kit is being used, all Part A’s should
be mixed together in one 18.9 L (5 US gallons) plastic pail to
ensure color consistency. Pour mixed paint back into the 3.78L
(1 US gallon) cans and fill to previous levels. Replace lid until ready to mix with Part B. Only mix one kit at a time. Pour all of
Part B into Part A and mix an additional 2 minutes. For
improved slip resistance, add SEAL-KRETE Clear-Grip,
following the instructions on the Clear-Grip package. Mix only
the amount of material that can be applied during the pot life
(approximately 60 minutes, depending on air/surface
temperatures). Apply immediately.

APPLICATION: Trim outer edges with a high quality brush.
Apply using a 9.5mm (3/8″) short nap roller. Dampen roller,
remove excess water, saturate roller with product and apply
light, even coats, working in 1.2m x 1.2m (4’x4’) sections.
Always keep a wet edge and do not allow product to puddle.
Let dry 24 hours before foot traffic and at least 72 hours before
vehicular traffic. OPTIONAL STEP: You may add decorative
flakes (sold separately). Working in small 1.2m x 1.2m (4’x4’)
sections, apply coating and immediately sprinkle flakes onto
wet paint. Let dry 24 hours before top coating with Epoxy-Seal
Pro High-Gloss Clear.

COVERAGE: One Epoxy-Seal Pro kit will cover up to 23 m2
(250 sq. ft.) of smooth, bare concrete (an average 1-car
concrete garage floor). You can expect coverage of
approximately 11.6m-18.5m (125-200 sq. ft.) on broom
finished, rough or porous concrete surfaces.
DRY TIME: Dry to foot traffic in 24 hours. Will accept vehicular
traffic in 72 hours. Temperature and humidity can affect actual
dry time.

CLEAN-UP: Clean tools and application equipment
immediately after use with soap and warm water. Clean spills
and drips while still wet with soap and warm water. Dispose of
container and contents in accordance with local laws and
regulations.

HANDLING: Ensure good ventilation/exhaustion at the
workplace. Prevent formation of aerosols. Avoid storage near
extreme heat, ignition sources or open flame. Store away from
oxidizing agents. Store away from foodstuffs. Store in cool, dry
conditions. Keep containers tightly sealed. Store in a cool,
well-ventilated area. KEEP FROM FREEZING. KEEP OUT OF
REACH OF CHILDREN.

DISPOSAL: Collect with absorbent material. Dispose of in
accordance with current local, state and federal regulations.
FIRST AID:
HAZARD STATEMENTS: Causes serious eye irritation and
skin irritation. May cause an allergic skin reaction. Suspected
of causing genetic defects.
PRECAUTIONARY STATEMENTS: In case of inadequate
ventilation, wear respiratory protection. Avoid breathing mist,
vapors and spray.

LIMITATIONS
This product is not designed for immersion or any use where
moisture can reach the underside of the coating. Do not apply
to floors that have been treated with curing compounds (unless
completely removed) or substrates that are less than 30 days
old. Do not use on vinyl, asphalt, glazed tile, paving brick,
quarry tile, Mexican tile or similar materials. Do not apply if
surface temperature is below 10°C (50°F).
